Housing Management Services

NWHS offers a comprehensive housing management service to clients, delivered by dedicated professional staff.

The housing management service is led by our two Client Services Managers, Emma Moran BA and John McGuigan, who have comprehensive knowledge of housing legislation and good practice. Both Emma and John provide and supervise day to day operational services to our clients. The management team have over 25 years experience dealing with housing management related service provision to Small Registered Social Landlords.

Front line delivery of the service is provided by our seven experienced Client Service Officers. Our Client Service Officers are committed and dedicated in their approach and provide a high quality customer focused service to all of their clients.  Each Client Services Officer has a portfolio of clients and our service is based upon the development of close working relationships between our officers and clients’ governing bodies and management teams. The majority of our clients have received our services for over 15 years. Naturally, Client Service Officers also work closely with Asset Management, Property Services and Finance to ensure effective co-ordination of service delivery.

Our client base is diverse, and includes three BME Associations, a Co-operative that provides housing for single parent families, and three co-operatives who specialise in providing independent living for older people.

Services provided include:

Governance

NWHS offers support to clients’ committees enabling them to perform their duties effectively. This support includes:

  • ensuring that clients adhere to their rules of registration
  • organisation and administration of committee meetings
  • offering advice on legislation and good practice, and completion of statutory returns

Inevitably, voluntary committees sometimes run into difficulties and we have considerable experience of assisting clients with governance issues.

Policy and procedure

We continuously monitor the latest developments in legislation and good practice and offer advice to clients to ensure that their policies and procedures meet current standards.

Tenant consultation

The majority of our clients are housing co-operatives and we therefore have considerable experience of managing resident involvement and tenant consultation.

Performance reporting

We can provide a range of performance reports tailored to meet the needs of clients’ governing bodies and management teams.

Lettings and allocations

Depending on clients’ preferred approach, we can operate a comprehensive lettings and allocations service or provide advice and support to clients who wish to undertake this function themselves.

Void control

Effective management of vacant properties is provided through close working with the NWHS Asset Management team.

Tenancy management

We provide a full range of tenancy management services which include tackling anti-social behaviour, dealing with breaches of tenancy and responding to enquiries on succession, assignment and transfer of tenancy.

Arrears control

By combining use of the most up-to-date technology and closely working with clients, we offer effective systems of rent arrears control.

Leasehold management

A range of services is available to organisations responsible for the management of leasehold properties.

Right to Buy

We provide right to buy advice and services to those clients who have residents who qualify for the right to buy scheme.

Training

A range of training is available to organisations who may require this service. Examples include Governance, Arrears Control, Allocations, Tenant Consultation.

Networking

We provide opportunities for like minded organisations to network through our membership of the Confederation of Co-operative Housing, Co-operatives North West, Small Housing Associations (NW Standing Group) and Housing Association Social Enterprise Group.

Administration

The team provides an invaluable administrative service to support our other NWHS teams.

The successful delivery of these services is provided by dedicated members of staff, who collectively have over 30 years experience working in this sector.
